Believe it or not we do have some FH's that do not understand the $4$ product.  I have been asked several times for a rate calculator for the $4$.   Also, on the down payment can we put in (parentheses) that this is the first payment. Most think down-payment is exactly that...the down payment not necessarily it is the first payment.
